Sydney's sandy beaches have eroded by almost 7 metres since 2000, with the rate accelerating dramatically since 2019 as sea levels rise and storm intensity increases, according to satellite data that should prompt urgent rethinking of coastal development and planning.
The satellite data is alarming
A peer-reviewed study published in 2026 used Landsat imagery from 2000 to 2022 to track coastline changes across Sydney's sandy beaches. The results show that 79 percent of beach sections have experienced erosion over the past two decades, with an average coastline retreat of 6.84 metres. Before 2010, the beaches were slowly accreting at 0.40 metres per year. Between 2010 and 2019, the accretion slowed to 0.07 metres per year. After 2019, the coastline entered a phase of accelerated erosion at 4.81 metres per year.
The primary drivers are sea level rise, increased significant wave height and more frequent storm events. The study found a high correlation between coastline position and sea level height (r = -0.61), significant wave height (r = -0.63) and storm events (r = -0.60). The sea level near Sydney has risen at 3.67 millimetres per year over the past two decades, with the rate accelerating to 18.77 millimetres per year in the most recent period.
What this means for Sydney's coastline
The implications are most severe for the Northern Beaches, where Collaroy-Narrabeen Beach is classified as a coastal erosion hotspot by the NSW Government. A 1.3-kilometre hard sea wall has been built to protect 49 multimillion-dollar properties built on the sand dunes, but the sea wall is now being tested by more frequent and more intense storms. The existing protection works are variable in standard, mostly not engineer-designed, and cannot be certified by a qualified coastal engineer as providing protection for an appropriate design storm and design life.
At Cronulla, the problem is different but equally serious. Bate Bay is a closed system with no modern sand supply. The sand at Cronulla is a finite resource that has been systematically removed by sand mining. The remaining sand gets shuffled around the bay, driven by south-east wind and swell, but it does not replace what has been lost. Sutherland Shire Council's Haskoning Australia report noted that North Cronulla has experienced a net loss of 22 metres of shoreline since 1930, despite major sand replenishment campaigns in 1977-78 and between 1999 and 2012.
Coastal flooding is the sleeper issue
Coastal erosion is dramatic and photogenic, but the sleeper issue is coastal inundation. The SMH reported in August 2026 that coastal flooding is the biggest future risk to the built environment in NSW, with 85 percent of the state's population living within 50 kilometres of the coastline. Up and down the coast, suburbs and townships are built on low-lying land around coastal lagoons, lakes and estuaries. Lake Illawarra, Lake Tuggerah and Lake Macquarie all have tens of thousands of people living on their shores.
The NSW State Disaster Mitigation Plan, released in February 2024, identified coastal hazard as the biggest future risk to the built environment in the state. Under a medium-emissions scenario, sea levels on the central NSW coast are expected to rise by 37 to 73 centimetres by 2100. That would inundate low-lying areas around the Cooks River, the Georges River and the coastal lagoons of the Northern Beaches.
The Reconstruction Authority is working on regional plans to address coastal hazard, with a multihazard plan for the Northern Rivers well progressed. The agency is also exploring nature-based solutions such as beach nourishment and dune planting, but acknowledges that sea walls are big infrastructure that would need to go through a technical process to determine whether they are the right solution in a particular location.
What households should know
Coastal hazard is not an abstract future risk. It is already affecting insurance premiums, property values and council planning decisions in Sydney's beachside suburbs. The Northern Beaches Council has created a tool to help asset managers assess the impact of climate change on infrastructure to the year 2100, with trials at Collaroy Beach stormwater outlet, Mona Vale SLSC, Fairy Bower Public Amenities Building and Macpherson Street.
The council has already raised stormwater pipe designs at Collaroy to better withstand storms and sea level rise, used foundations at Mona Vale SLSC that are resilient to sea level rise, and raised Macpherson Street to help communities evacuate areas at risk of flooding. These adaptations are expensive but necessary.
For homeowners in coastal areas, the advice is to understand the risk before buying or renovating. Check whether the property is in a coastal hazard zone, whether it has adequate insurance, and whether the local council has a Coastal Zone Management Plan. For councils, the priority is to complete coastal plans, invest in monitoring and prepare emergency action sub plans. For the NSW Government, the priority is to fund beach nourishment, secure offshore sand resources and reform planning laws to prevent new development in high-risk areas.
According to the SMH coastal flooding analysis, coastal flooding will affect more properties than coastal erosion because many relatively affordable post-war homes were located around coastal lagoons. For more on Sydney city and environment, see The City.
