Sydney's property market has delivered mixed results in the first half of 2026, with price growth stalling in some suburbs while others continue to perform strongly. The median dwelling price remains near $1.1 million, but the pace of sales has slowed across most segments.
The latest data from the Australian Bureau of Statistics shows that Sydney's property market has experienced divergent trends across different suburbs and price points. Premium properties in the eastern suburbs and North Shore have seen price growth moderate, while western suburbs near the airport precinct continue to attract strong interest. The auction clearance rate has declined across most segments, with some properties passing in at auction.
The Reserve Bank of Australia's rate decisions continue to influence the market. With the September 29 rate decision approaching, financial markets are pricing a 25 basis point increase to 4.85 percent. Higher interest rates are reducing affordability for buyers and increasing mortgage servicing costs for existing homeowners.
The softening is not uniform across the metropolitan area. Western Sydney suburbs near the upcoming airport precinct are still attracting strong interest, driven by infrastructure investment and the $5.5 billion road upgrade program. The Parramatta Light Rail expansion and the Sydney Metro City Southwest extension are supporting demand in the western corridor.
In contrast, the eastern suburbs and North Shore are experiencing the most significant decline in auction activity. The Valuer General NSW has published updated property valuations that reflect the divergence between inner-city apartments and suburban houses.
The RBA's rate decision will be the next major catalyst for the property market. The NSW Fair Trading tenancy guidelines provide the latest information on tenant and landlord rights. The Valuer General NSW publishes updated property valuations quarterly.
