The latest rental data shows a decline in vacancy rates across Sydney's eastern suburbs, inner west, and northern beaches. Properties that were readily available earlier in 2026 are now seeing increased demand, with some listings receiving multiple applications within days. The trend is most pronounced in the premium rental market, where properties above $800 per week are experiencing the longest vacancy periods.
The Reserve Bank of Australia's rate decision on 29 September is the next major catalyst for the rental market. Financial markets are pricing a 25 basis point increase to 4.85 percent, which would add approximately $120 to monthly repayments on a $750,000 mortgage.
