The 25 most walkable Sydney suburbs, ranked on amenities

Most suburb ranking lists are property market lists wearing a lifestyle costume. They sort by price, by median value, by capital growth projection, then hand the reader a walking score and call it a guide.

This one does not. The 25 suburbs below are ranked on amenity access and street connectivity only. No price data is used anywhere in the ordering, because price is a filter applied later and applying it first destroys the usefulness of the list.

How we scored

Four inputs, weighted.

Daily errands (35 percent) measures how many grocery stores, supermarkets, post offices, pharmacies and convenience stores sit within a 10-minute walk. Food and drink (25 percent) covers restaurants, cafes, bars and takeaway within the same radius. Transit (25 percent) counts nearby light rail, bus frequency and rail access, with a weighting toward services that run late. Education and parks (15 percent) covers schools, childcare, libraries and green space.

Within each of those, we weighted frequency rather than presence where possible. Nine specialty cafes is not better than two supermarkets and a late-running takeaway. A suburban shopping centre with a pharmacy counts, but a corner store does not count as grocery access.

We also applied two manual adjustments. Suburbs with a major arterial road running through them were penalised slightly, because high amenity counts can mask pedestrian-hostile design. And suburbs whose amenity cluster is inside a gated or private precinct were discounted, because the walkability is not available to a renter or a first-home buyer.

The top ten

1. Newtown — the strongest overall combination in the inner west, with light rail, a heavy late-night retail base and a rail line. The arterial discount applies, but not enough to move it.
2. Surry Hills — dense, highly walkable, excellent food access, and a rail line within a short walk. School access is weaker than the score suggests.
3. Marrickville — the strongest case in the south-west, with light rail, a well-used mall and a residential street network that is genuinely easy to navigate on foot.
4. Glebe — university and retail both within walking distance, plus a park edge that most inner suburbs in the list do not have.
5. Balmain — ferry access, village-scale shops and short distances. The ferry counts at reduced weight because service frequency falls at night.
6. Summer Hill — an outlier and the most genuinely useful entry on the list: a rail line, a large supermarket, and a suburban scale where a car genuinely is not required for daily life.
7. Stanmore — rail access, a shopping strip, and a hospital precinct that supplies cafes and services.
8. Beverly Hills — an inner-west rail station, primary school access, and a compact centre. Scores well despite limited late-night food.
9. Redfern — rail, light rail, a large health precinct and a dense retail strip. Post-2012 development has changed the amenity profile substantially.
10. Pyrmont — light rail, a supermarket, dense residential development and a park edge. Some of the retail is seasonal.

Eleven to twenty

11. Erskineville — light rail, supermarket, strong food access. 12. Ashfield — light rail plus a well-served shopping strip. 13. The Rocks — transit access via light rail and ferry, with uneven but dense amenity. 14. Elizabeth Bay — compact, with light rail and a hospital precinct. 15. Annandale — light rail, supermarket and a growing cafe base. 16. Dulwich Hill — rail, supermarket, park edge. 17. Chatswood — a large shopping district with two rail lines; scored down for scale, up for function. 18. Kingsford — light rail, university and a good school mix. 19. Camperdown — rail, university, hospital and a compact centre. 20. Drummoyne — ferry plus a village centre, with a genuine village feel.

Twenty-one to twenty-five

21. Lindfield — a rail line and a substantial village centre, with strong school access. 22. Beverley Park — light rail, supermarket, park access. 23. Maroubra — light rail, a large commercial centre and beach access. 24. Westfield (Parramatta) — scored on function rather than walkability; the precinct is walkable, the suburb around it is not. 25. Epping — two rail lines and a large centre, penalised for car dependency in the surrounding streets.

What the ranking misses

Walkability is not the same as liveability. Several entries score well because they have a dense commercial cluster with nothing else, and the parking, traffic and daylight quality of those streets are markedly worse than the score implies.

Two suburbs that would rank higher on raw amenity counts are absent: one is inside a gated private estate, and one has a shopping centre whose walkable frontage is a fraction of its total retail floor space. If you are shopping with a budget, re-sort this list by price. It is not the same order.
